Ministry of Defence sets up camp at Exchange Flags!

Following the announcement in August 2007, that the Ministry of Defence (MoD) had taken a pre-let of 6,503 sq m (70,000 sq ft) at Walker House, Exchange Flags, in Liverpool's prime core, the fit-out has now been completed and the MoD is moving its operations to the city centre location.

Joint venture developers UK Land & Property and Pochin undertook the fit-out on behalf of the MoD, which will occupy a third of the building and incorporate its own dedicated entrance.

The MoD will employ some 600 people on site and will be fully operational by the end of December.

Walker House is undergoing a £15million refurbishment to transform the former vacant building into Liverpool's premier office accommodation with floorplates ranging from 866 sq m (9,332 sq ft) to 2,480 sq m (26,700 sq ft). This is the final phase of the regeneration of Exchange Flags, bringing 450,000 sq ft of high quality office space to the market.

On the completion of the first phase, Paul Johnson, director at UK Land & Property, commented: "By carrying out the comprehensive refurbishment on behalf of the MOD, we created a turn-key package specific to its requirements. Having now completed this phase to programme, we are now working towards the completion of the remaining 140,000 sq ft, which will be ready for occupation by January 2009."

The project follows the completion of its counterpart Horton House and is now home to Brabners Chaffe Street, Deloitte, Regus, Knight Frank and Ryder Architecture.
